The theory is this, the real world we see in Ready Player One is not real and the Oasis is a virtual world created within the real world which is also a virtual world.

Halliday is actually the creator of the real world, he is like a god.

Probably he created the real world, probably the world has evolved to the point we managed to create Oasis. And probably this was the end game thought by Halliday.

Halliday is being asked, what are you, near the end of the movie. He doesn’t answer.
He should be dead but he appears as a normal person inside the Oasis.

Parzival is most likely teleported into another dimension, the real real world in which Halliday still lives.
He is probably just dead inside Parzival’s real world, meaning that he doesn’t want to play anymore (live there).

Halliday is probably immortal in his real world.

What Spielberg is trying to say here is that our world is probably not real either, it’s probably a sandbox created by a person, the same as we now have video games that can generate random worlds/maps with characters in it.

Since Spielberg made AI, other great movies, Ready Player One needed a strong message, and that is to decode our real world, come up with a theory for our universe, that our world is in fact just a virtual world created by someone or a group of people.
